Site Selection for Leading Healthcare Provider
With roots more than a century deep in Central Texas, Seton—now a member of Ascension Health—sought to create and implement a growth strategy in order to expand their service capacity for their sizeable target communities.
Cushman & Wakefield worked with its mainstay local alliance partner — Oxford Commercial — to execute a master plan for Central Texas based on demographic analysis related to the healthcare industry. Over the course of a decade, this plan included three separate site selection projects. The projects included:
- Working closely with a team of consultants including civil engineers, project managers, contractors and planners
- Conducting confidential, multi-city site identification
- Negotiating with multiple sites, creating a competitive environment to maximize Seton’s leverage as a major Central Texas employer
- Negotiating long term incentives packages with local communities
The site selection process identified three new campuses in strategic locations that were at or under budget and accommodate future growth needs. Seton received incentives packages that included sales tax revenue sharing, construction, funding and maintenance of public roadway improvements, utility infrastructure improvements, drainage improvements, right of way acquisition, and waiving of related development engineering fees. The quality of healthcare was expanded to Central Texans, and over 4,600 new jobs were created.
