Stephen T. Swayne is a portfolio manager with more than 20 years experience in the real estate industry. His current management responsibilities include the oversight of approximately 1 million square feet. Mr. Swayne supervises the quality of fire/life-safety programs, ensures the accurate reporting of monthly financial statements enforces the compliance of leases and assists in the day-to-day operations of contracted and on-site personnel in the Class-A office buildings under his management. Additionally, his experience with multi-tenanted office space includes monitoring contracts and working with various union organizations. Mr. Swayne is considered a valuable asset to the Cushman & Wakefield team and has a proven track record of providing effective management and delivering quality service to our clients.
Prior to his role as a portfolio manager with Cushman & Wakefield, Mr. Swayne was a property manager for private, corporate and investment ownerships. He ran the operations for several Cushman & Wakefield clients including GEJ Tarrytown, LLC in Tarrytown, NY, and Invesco Real Estate in Westport, CT. He was responsible for the day-to-day operations of Class-A office buildings, tenant relations and the accurate and timely detailed reporting requirements of each owner. Prior to this role, Mr. Swayne was an assistant property manager for one of Cushman & Wakefield’s most notable Westchester accounts, White Plains Plaza. The property totals 714,000 square feet and is located in White Plains, NY’s Central Business District. During his tenure there, the property was owned by MetLife and then later by Heyman Properties. Although each owner had vastly different reporting requirements, Mr. Swayne received high marks on customer service and client satisfaction.
Throughout his tenure with Cushman & Wakefield, Mr. Swayne has been involved in steering committees for C&W’s policies and procedures and has overseen capital projects, such as tenant installations, café modernizations, lobby renovations, elevator modernizations, roof replacements and cooling tower installations. He has been keenly aware of tenant retention and customer service while working through each of these projects.
Mr. Swayne began his career with Cushman & Wakefield as a financial manager for the MetLife account. During that time, he played a key role in monitoring operations and capital improvements. His attention to detail and variance reporting improved the level of operations performance, forecasting cash flow and timely completion of major capital projects. From that experience, he acquired expertise in MRI, Yardi and other financial platforms utilized by major corporations.
Mr. Swayne holds both an M.S. and B.S. honors degree in Business from Mercy College.
