C&W was asked to undertake a feasibility study and leasing strategy for the development, providing a view of how the standout retail and leisure offer should be realised, structured and achieved. The Cross-Border Retail & Leisure team utilised its unique consultancy offer, applying a data-driven approach to understanding the scheme’s catchment. Using a catchment model, the team analysed the demographic makeup, consumer spending and tourism characteristics. This also included in-depth competitor analysis and benchmarking against Prague’s existing retail and leisure offer to ensure that Savarin offers a point of difference whilst also complementing the rest of the city.
3 The Results
Results of the analysis identified a significant opportunity to create a retail and leisure destination, based on a varied demographic and high tourist footfall. Following this, the team identified and developed a detailed leasing strategy for Savarin in order to achieve an eclectic mix of top-quality brands across a range of categories. Combining the local expertise of C&W’s team on the ground with the Cross-Border team’s international perspective, the project team was able to achieve the mix of both national and international operators that the client required. Finally, the team recommended an actionable marketing strategy to kick off the leasing process.
