Real Estate in Greece
Greece’s economy grew by 2.1% in 2025, well above the EU average of 1.4%, driven by tourism, construction, manufacturing and €36bn of EU Recovery and Resilience Facility (RRF) funding for digital, green and infrastructure upgrades. Growth is forecast to moderate to around 1.8–1.9% in 2026 but to remain above the EU average. Investmentgrade status has lowered borrowing costs, with Greece now borrowing more cheaply than Italy, and debt-to-GDP is projected to fall to around 134% by 2027. The property market has followed. Commercial real estate investment rose 37% in 2025 to a record €2.9bn, with hospitality the largest segment and retail the fastest-growing. Office investment reached €750m, led by Yoda Group’s €676.5m acquisition of the Milora portfolio from Prodea REIC, with family offices the most active buyers at 37% of volume. Occupier demand remains firm: office take-up reached around 170,000 sq m in 2025, average vacancy fell to 9.86%, and prime Grade A rents stand at €30–34 per sq m per month, with green-certified buildings commanding a premium. With most of the development pipeline already pre-let, modern, immediately available office space in Athens remains scarce.
Beyond real estate, energy is turning Greece into a regional hub, with renewables now covering around half of demand and new interconnections under way. The Port of Piraeus continues to strengthen Greece’s role as a leading transport and logistics gateway, and The Ellinikon, one of Europe’s largest urban regeneration projects, is attracting global institutional capital.
Why Greece?
Greece is strategically located at the crossroads of Europe, Asia and Africa and is one of the world’s top tourism destinations, with revenues on track for a record of around €23.5bn in 2025 and a growing shift to year-round and luxury travel. Over the past decade it has become an emerging investment destination in Europe: the privatisation of 14 regional airports, the Trans-Adriatic Pipeline and flagship regeneration projects show the depth of opportunity, now backed by an investment-grade sovereign rating and a profitable banking sector. Greece also controls the world’s largest merchant fleet, and the ports of Piraeus, Thessaloniki and Alexandroupolis serve as gateways to the EU, the Balkans and the Black Sea. Combined with a lifestyle that blends ancient and modern Mediterranean culture, this makes Greece an extraordinary place to live, work and invest.
