Cushman & Wakefield (C&W) and CBRE are jointly marketing, under a co-exclusive agreement, the Art’s Building office property, part of one of the most iconic developments in Parque das Nações, Lisbon. The building, owned by MERLIN Properties, is undergoing a complete refurbishment of its common areas and will feature a space entirely dedicated to a set of amenities and services exclusively for its tenants.
A major financial sector tenant will vacate approximately 18,000 sqm by the end of the year, of which more than 10,500 sqm are already committed. The success of the leasing process highlights the strong appeal of this building, not only due to the quality of the product being developed but also because of the limited supply available in the Parque das Nações area. The renovation of the common areas includes both building receptions and elevator lobbies, and will also feature a range of amenities such as an auditorium, meeting rooms, cafeteria, gym, locker rooms with showers, and lounge areas.
The building’s commitment to sustainability is evidenced by its LEED Gold certification, and its award-winning architecture is among its standout features. The building is part of the Art’s Business & Hotel Centre complex, designed by the Frederico Valsassina architecture studio, and was awarded the Valmor Prize for architecture in 2004.
In addition to the existing conference center, meeting rooms, outdoor food court, and retail stores in the area, the building benefits from a wide range of services, hospitality, retail, and dining options available in this central part of Parque das Nações, as well as its proximity to the Vasco da Gama Shopping Center and Gare do Oriente.
Pedro Salema Garção, Partner and Head of Offices at C&W, stated: “The Art’s stands out for its location, efficient floor plans, and strong corporate image. It’s a modern and functional solution, with additional advantages such as VAT exemption on certain units, which can be decisive for some tenants.”
António Almeida Ribeiro, Director of Offices Investor Leasing at CBRE Portugal, added: “The Art’s is one of the most iconic buildings in Parque das Nações, and the refurbishment of its common areas will transform the spaces into a modern and welcoming environment, perfectly suited to today’s work models. We believe that, combined with its proximity to Gare do Oriente, the creation of an entire floor dedicated to amenities will be a key differentiator in attracting renowned companies.”
