Cushman & Wakefield (C&W) was responsible for placing the technology company xelerate.tech in the Nicolau d’Almeida Building, located in the Porto Business Zone. The consultancy advised the transaction, which consisted of leasing two floors in the building.
The Nicolau d’Almeida building offers a total area of 3,200 m², distributed across six floors of modern and functional offices. It benefits from excellent road access to the A28, VCI, and the city center, as well as a prime location next to the Via Rápida–Viso Metro station and several regular bus lines. The office spaces feature an open-space layout, raised technical flooring, HVAC infrastructure, and suitable lighting, ensuring high levels of comfort and efficiency, combined with abundant natural light. All units include a private balcony, restrooms, and pre-installation for a kitchenette. The building also offers a staffed reception with security and 14 underground parking spaces.
Operating in Porto since 2021, xelerate.tech is a Luso-German accelerator that has been a driving force for companies seeking to establish and scale their technological operations in Portugal. Its main goal is to provide partners with high-performance technology hubs, structured around agile and highly qualified engineering teams, through the BOT (Build-Operate-Transfer) model.
Maria João Pinto, Associate and Head of Offices Porto at Cushman & Wakefield, comments: “We are very pleased to complete another transaction in the Porto Business Zone, an area experiencing strong growth. The choice of a new building, with a very complete and ready-to-occupy fit-out, allowed us to effectively meet the needs of xelerate.tech, which prioritized a quick move-in without compromising on space quality.”
