The asset comprises 120 beds distributed across a six-storey building above ground and is 100% leased to a well-established healthcare operator in Portugal.
C&W acted on behalf of the seller, providing advisory services in this off-market transaction, and introduced the opportunity to the VALOR PRIME Fund, an open-ended real estate investment fund managed by Montepio Gestão de Activos (MGA), which acquired the asset.
Álvaro Forero, Head of Alternatives & Living Investments at Cushman & Wakefield, commented: “The involvement and dedication of C&W’s Alternatives & Living team made it possible, in the first instance, to secure an operator for the unit and subsequently identify the right investor for the acquisition of a product offering stable and secure long-term income. This transaction highlights the growing institutional interest in alternative assets, namely senior living residences in Portugal.”
José Dias de Jesus, Director of Real Estate Investments at MGA, added: “This investment in a high-quality asset strengthens the diversification of the VALOR PRIME Fund into essential and growing segments, representing another step in building a resilient portfolio with attractive returns, supported in this case by assets with a meaningful social impact.”
