New Cais 5 Building Marketed by Cushman & Wakefield and CBRE Secures First Occupier

With a strong corporate identity, reflecting the growing demand for modern workspaces, Cais 5 offers approximately 6,000 sqm of office space across seven floors. The areas are spacious and flexible, ranging from 700 sqm to 1,500 sqm, allowing for different configurations to support diverse working styles.
The first occupier has just been secured – an energy sector company that will occupy around 1,000 sqm, expanding its office footprint in the same area to accommodate its growth, in an iconic building on the riverside front.
In addition to office areas, Cais 5 offers more than 1,100 sqm of outdoor spaces, with terraces providing panoramic views over the River Tagus and the city of Lisbon. There is also a communal rooftop on the 7th floor with 360º views, a terrace on the 6th floor with views over the Santa Catarina hill, and another terrace on the 2nd floor – south-facing and 600 sqm in size – offering strong potential as an extension of the workspace or as a setting for a wide variety of events.
The refurbishment project not only transformed the interior but also redesigned the glazed façade to give it a contemporary look and maximise natural light. Sustainability was a core focus, through the use of eco-friendly materials and the installation of photovoltaic panels. The building aims to achieve both LEED Gold and WELL Gold certifications, reflecting its sustainable design and features that promote user health and well-being. It also includes three underground car park levels with capacity for 54 cars, 45 motorbikes and 75 bicycles.

The Cais do Sodré area (Zone 4) is establishing itself as one of Lisbon’s most modern and attractive locations, having drawn several high-profile companies in recent years – including EDP, Farfetch, and law firm Vieira de Almeida – thanks to its urban regeneration, riverside location, and excellent transport connectivity. The area combines metro, train, tram, bus, and ferry links to Lisbon’s south bank.
