Cushman & Wakefield Completes Sale of Nexponor Portfolio, Fund Owning the Exponor Exhibition Park

Cushman & Wakefield (C&W), a leading global real estate services consultancy, has announced the successful completion of one of the largest commercial real estate transactions of the year, having sold the Nexponor portfolio, which was managed until the closing of the transaction by the asset management company Insula Capital, to a fund managed by Quadrantis Capital.

The consultancy launched the structured sales process in October 2025, with the deadline for receiving non-binding offers set for 20 November of the same year. C&W confirms that the target value for the transaction was €32 million. Throughout the competitive process, it received bids from both domestic and international investors, with half of the offers exceeding the asking price. The portfolio had been valued at approximately €25 million according to records filed with the Portuguese Securities Market Commission (CMVM), and it had already been brought to market in 2024.

The transaction has now been completed at €40 million, with the buyer being Quadrantis Capital, led by João Rafael Koehler, in partnership with the MCaetano Group.

“This is one of the largest real estate deals of the year, not only because of the history and visibility of the asset, but also because of the transaction itself, which was completed in record time. Our ability to present this investment opportunity to both local and international players was one of the keys to the process, and the strong level of interest and subsequent management of multiple bids were essential in ensuring the successful completion of the transaction. This deal will enable the creation of a new central hub in the Greater Porto region, helping to ‘build city’. We are extremely pleased with the outcome achieved for our client,” said Manuel Magalhães, Head of Development at Cushman & Wakefield.

The Nexponor portfolio comprised the Exponor Exhibition Park – Porto International Fair, Portugal’s largest venue for trade fairs and events, as well as two development land plots, totalling 180,000 square metres.

In 2024, the Municipality of Matosinhos approved a Project Information Request (PIP) for a large-scale redevelopment scheme of the site. In addition to modernising the existing exhibition facilities, the project envisages the creation of a mixed-use development incorporating offices, retail, tourism and residential components, with an above-ground gross construction area of approximately 177,000 square metres.
