The Opportunity
A global banking client engaged Cushman & Wakefield to identify cost-saving opportunities in its office and wealth management branch portfolio across North America.

The Solution
Employing a data-driven approach, our team was able to identify and prioritize opportunities for cost savings and develop customized recommendations for the Top-15 Cluster Opportunities. This was done by deploying Cushman & Wakefield's Portfolio Intelligence Platform (PIP), a proprietary tool that identifies and prioritizes opportunities for cost savings taking into consideration geography, market, workplace and lease-timing dynamics.
In addition, our team collaborated with the client to co-develop a Transaction Management Reporting Guidebook to ensure consistent, best-in-class reporting across the transaction life-cycle. This guidebook ensures that all reports are held to the same global standard and provides a meaningful reporting framework that marries the output from Cushman & Wakefield with a client-centric view of internal commercial real estate priorities.

The Results
Bridging the gap between art and science, the Portfolio Strategy team partnered with the client account team and local Cushman & Wakefield brokers to identify savings of 5% on annual rent payments (including six lease reductions adding up to 67,000 sf) through consolidations, relocations, lease alignments, renegotiations, early renewals and closures. This initiative further strengthened our partnership with the client. Our team is now seen more as an extension of the client’s real estate team rather than a simple service provider.
