Total Ready Built Warehouse (RBWs) inventory remained unchanged at 6.05 million sq m. The overall RBWs vacancy rate rose to 15.54% in Q1 2026, from 15.23% in Q4 2025. The RBFs average monthly asking rent remained stable at THB194 per sq m in Q1 2026. The RBWs average rent also remained stable at THB158 per sq m per month in Q1.
Bangkok Hotel
Total hotel inventory in Bangkok remained stable at 147,379 rooms in Q1 2026. A total of 12,103 new rooms are expected to enter from 2026 to 2031, expanding citywide inventory by 8.2%. The city’s average hotel occupancy rate increased to 77% in Q1 2026, up from 72% in Q4 2025. This was due to the Bangkok hotel industry’s high season, supported by festive activities and major holidays. The average daily rate (ADR) for all Bangkok hotel classes decreased to THB3,730 in Q1 2026, down from THB3,843 in Q4 2025. RevPAR was recorded at THB2,872 in Q1 2026, rising 3.8% q-o-q from THB2,766 in Q4 2025.
Phuket Hotel
Tribe Phuket Patong, an upscale hotel in the Central-West submarket, opened in in 2H 2025, adding 230 rooms. The average luxury and upscale hotel occupancy rate decreased to 76% in 2H 2025, down from 76.8% in 2H 2024. Retail
Total Grade A Retail Central Retail District (CRD) inventory remained unchanged at 986,218 sq m in Q1 2026, with no Grade A supply entering the CRD market in the quarter. The average monthly asking rent for prime retail space in CRD areas remained stable at THB3,746 per sq m in Q1 2026. The overall prime CRD retail market vacancy rate dropped to 4.34% in Q1 2026, down from 5.03% in Q4 2025.
Condominium
In the first quarter of 2026, only 7,169 new units were launched. It is anticipated that the market will continue to stagnate throughout the year due to these negative factors, with total new supply likely matching last year's figures at approximately 15,000–17,000 units. Developers are currently pivoting their focus towards the mass market. Consequently, the average selling price of new projects launched in Q1 2026 dropped by 56.8% compared to the prior quarter.
