This emphasises the growing divide between Grade A, well-located assets and those on the periphery, which are more susceptible to obsolescence and financial risk.

For example, Torre Pujades in Barcelona was transformed into a multi-tenant office building through strategic renovations that incorporated sustainability upgrades and enhanced tenant amenities, increasing its market appeal.
