Development Brokerage

Our team analyses and executes hotel development opportunities. The team has a strong track record in transacting properties with hotel development potential within mixed use projects. We have worked on properties that have become Budget, Midscale, Lifestyle, Upscale and Luxury hotels

Operator Selection

We represent a varied client group, from commercial developers to hotel owners seeking to maximise the value of their assets. Whether advising on a hotel forming part of a mixed-use scheme or an individual asset, our skill and ability in identifying the optimal occupational solution is unrivalled.

We negotiate occupational leases, hotel management contracts and franchise agreements, and advise on joint venture deal structuring. We also assist in structuring ground rents.

Development Consulting

The data, information and analysis required to determine the correct form, type and size of development is held within our team. Our experience stems from the team’s involvement in previous successful projects. However, it is often necessary to conduct more detailed, focused analysis – so we frequently provide bespoke research reports to help our clients make informed decisions.

Our Hospitality Research team works on strategic reports, helping to coordinate Hotel Development Advisory work across EMEA.

How We Can Help

Brand Environment

The team prides itself on having the latest understanding of the brand requirements of the major hotel chains across all key markets in Europe. This comes from regular interaction with the leading players and from a global network of colleagues introducing us to the latest hotel concepts from around the world. From independent hotel innovation to international brand evolvement, we lead the market with our understanding of their requirements.

Occupational Options

We focus on providing our clients with solutions that adapt to their very specific investment and occupational needs, such as leasing, management contracts or franchising. Our key considerations involve creating absolute value; de-risking a development, expediting the sale and securing a high-quality hotel brand.

Development Finance

A successful development requires a stable, well structured capital stack and, working with our Hospitality Capital Markets team (link) and companies granting loans, we secure the best mix between debt and equity for the client.

Italian Real Estate Overview H1 2020

We will continue to navigate through “unchartered waters” at least until the beginning of 2024, when 2019 GDP level should be recovered. In Italy the real economy will be hard hit and estimate for 2020 GDP reflects a contraction of more than 9% with the anticipated impact on the labor market still difficult to assess.
