REAL ESTATE IN GHANA 

Real estate in Ghana has seen significant growth over the last decade.  

This growth was mainly driven by growth in the economy backed by the discovery of oil and the country’s attainment of lower-middle income status.  

Accra, the nation's capital has benefited greatly from the sector.  

The city has undergone major transformation, and witnessed a number of luxury gated villa developments, apartments, western styled retail developments, 5-Star hotels and contemporary office properties. 

 
Currently, there is an approximated total of 560,000 sq m of contemporary office space while that of western styled retail centers is in excess of 140,000sqm.  

The Ghanaian real estate sector is expected to continue to grow steadily.  

The sector’s future, in tandem with the overall economy, shows a positive outlook as a result of an improving economy including a rise in FDI.

Ghana has a good investment climate due to a stable political and economic environment.  

The Ghanaian Real Estate Market is in its development stage and provide countless opportunities for investors.  

The country has adopted an open foreign investment policy and continues to encourage investment which is an integral part of its economic policy.  

The government of Ghana does not have any economic strategy that discriminates against foreign partnerships or foreign–owned businesses.  

Ghana has a free-floating exchange rate regime and guarantees that investors can transfer profits out of Ghana.  

There are investment laws that protect investors against expropriation and nationalization. The country also has a less prevalent incidence of corruption compared to other countries within the sub-region. 
 
Ghana’s open foreign direct investment policy has aided in an increasing foreign direct investment over the past years. According to the Ghana Investment Promotion Centre (GIPC), the country recorded about US$ 2.6 billion worth of foreign direct investment in 2020 up from 1.1 billion recorded in 2019.
