Cushman & Wakefield (C&W) and B. Prime announce that they have been jointly appointed, under a co-exclusive mandate, to market Quinta da Marquesa in Palmela, a property owned by the joint venture between Patron Capital and Inbright.

Quinta da Marquesa is a premium industrial property located in Palmela, one of the most dynamic areas for logistics and industrial activity south of Lisbon, offering a unique combination of modern infrastructure, sustainability, and strategic location. The property available for lease includes an industrial and logistics warehouse of 11,000 m², as well as office and support space for industrial/logistics operations totaling 2,000 m². The site covers 75,000 m², with a built area of 26,000 m² and expansion potential of approximately 10,000 m² – ideal for growing companies or large-scale operations. Key features include a clear height of 7 to 10 meters, 6 loading docks, 2 ground-level gates, modern ventilation and sprinkler systems, parking for cars and heavy vehicles, and 24-hour security. The flexibility of the spaces allows adaptation to industrial, logistics, and e-commerce needs.

The property also stands out for its commitment to sustainability: refurbishment is planned according to ESG criteria, including efficient LED lighting, installation of low-consumption exterior lighting, and BREEAM In-Use certification. These factors position Quinta da Marquesa as a benchmark for sustainable industrial properties in Portugal.

The property also benefits from a strategic location, situated near the A2 and A33 highways, very close to AutoEuropa, and between the ports of Sines and Setúbal and the capital, Lisbon.

According to Sandra Ferreira, Senior Consultant in the Industrial & Logistics department at Cushman & Wakefield: "We are very excited to announce this new mandate, which reinforces our presence and commitment in the industrial and logistics sector in Greater Lisbon. The trust placed by Patron Capital and Inbright is a recognition of our consistent performance and our ability to generate value for our clients. This asset, due to its strategic location and construction quality, represents a unique opportunity for operators and/or industries seeking operational efficiency and service excellence."

Luis Reis, Head of Industrial & Logistics at B. Prime, adds: "We are delighted to take on this mandate together with Cushman & Wakefield. Quinta da Marquesa offers all the conditions to meet the current needs of the industrial and logistics market, combining a privileged location with excellent technical specifications. We are confident that this asset will attract leading operators and contribute to the continued dynamism of this strategic area of the Lisbon region."
