As we step into 2026, the Asia Pacific investment landscape feels noticeably more energised with a collective sense of forward momentum & improved transparency. New opportunities are opening up across the region. In this edition of Capital Compass, we bring together the trends, insights, & standout moments shaping how capital is moving & where it is heading next.

Japan continues to be a major anchor for regional investment activity. With our expanded team on the ground & deeper links to global capital, we are seeing both strong inbound demand & a meaningful pickup in outbound Japanese investment into logistics, living, & office assets abroad. This demonstrates how APAC capital is becoming more globally connected & increasingly confident.

Singapore which will be a focus of our next edition of Capital Compass, has surprised on the upside in terms of capital markets activity as 2025 ended.

Hong Kong is also showing signs of renewed conviction. We showcase the USD 925 million acquisition at One Causeway Bay, the city’s largest office deal in five years, which serves as a strong signal of long-term belief in the market. Leaders like Charli Chan & the HKPRC team are driving this momentum, guiding clients through increasingly complex cross border opportunities. These signature transactions aside eleven market wide, policy driven “living” transactions (talent / student related) with a value of HK$3bn (cUS$400m) point to wider activity.

Across the region, several sectors are standing out. Logistics, industrial, living, & data centres continue to lead the way, supported by AI adoption, shifting demographics, & ongoing supply constraints. At the same time, office markets in Australia, & parts of North Asia are presenting some of the most compelling value we have seen in years as the repricing cycle matures.

Our Six for 2026 themes further highlight tightening office pipelines, healthier REIT performance, stronger demand for student housing, & a rapidly expanding data centre ecosystem.
