Cushman & Wakefield advises on the purchase of ‘Hofmark 5’ in Munich

The Munich-based Capital Markets team of Cushman & Wakefield, one of the worlds largest real estate advisory firms, has advised Derag Deutsche Realbesitz AG on the purchase of the ‘Hofmark 5’ office building in Munich. The seller of the property is Vonovia SE.

Located at Lerchenauer Strasse 110 on a plot of around 1,500 m², the property is part of a new urban and vibrant city quarter at the Olympic Park in Munich. It was completed in 2024 and comprises a total lettable area of around 3,200 m². Offices with flexible floor plans, communication areas and other communal areas are now available to future users on six floors. 

Hofmark 5 is located to the north of Munich city centre and offers excellent transport links. The neighbourhood is easily accessible via the Mittlerer Ring and the Olympiazentrum and Oberwiesenfeld underground stations on the U3 line are just a few minutes' walk away. 

The location also benefits from its proximity to the Olympiapark, which offers a high recreational value with its extensive green spaces and diverse leisure facilities such as swimming pools and tennis courts. Among other companies, BMW with its FIZ research and innovation centre, the BMW Museum and BMW Welt are located in the immediate vicinity.

According to Cushman & Wakefield, the Munich office lettings market has started 2026 with stable activity. In the first quarter of 2026, office space take-up totalled 139,200 m², remaining virtually unchanged from the same quarter of the previous year. However, compared with the high-volume fourth quarter of 2025, which saw 158,900 m², transaction activity was lower at the start of the year.

 The German hotel investment market has made a subdued start to 2026. In the first quarter, transaction volume reached €221 million, around 44 per cent below the previous year’s level (Q1 2025: €395 million). Compared with the five-year average for the respective first quarters (around €319 million), this represents a decline of 31 per cent; compared with the ten-year average (around €576 million), the decline is as much as 62 per cent.
