CUSHMAN & WAKEFIELD ADVISOR IN THE SALE OF PALEOCAPA 7, A PRESTIGIOUS OFFICE BUILDING IN THE CENTRE OF MILAN

22/12/2025
Cushman & Wakefield Italian Capital Markets Team has successfully assisted the Vendor in the sale of Via Paleocapa 7, a prestigious office asset located in the centre of Milan in the proximity of Cadorna train station and Sforzesco castle.

C&W supported the client with an integrated and highly qualified service, also providing technical assistance through the Building Consultancy team. The support was delivered throughout the entire process, from the document analysis phase to the completion of all technical activities required for the transaction.

The Capital Markets and Building Consultancy teams worked side by side to provide the best possible response to the client’s needs.
A Milan icon reborn: 12,600 sqm of flexible office space, breathtaking views of Parco Sempione, offering a perfect blend of 1940s heritage with contemporary design. Fully redeveloped in 2016 and certified BREEAM In-Use “Good”, Paleocapa 7 is almost entirely leased to leading international tenants — a true benchmark of prestige, sustainability, and innovation in the heart of the city.

Surrounded by renowned offices, elegant residential buildings, and vibrant commercial activities, this landmark property offers an exceptional working environment just steps away from Parco Sempione — the city’s largest green space. With immediate access to services and amenities, and extraordinary connectivity thanks to Cadorna station, metro lines M1 & M2, and multiple surface transport options, it represents a prime destination for international business.

“We are extremely proud to have supported our client in this successful transaction, the result of a structured process that generated strong interest among both Institutional and Private investors. The deal demonstrates the resilience and attractiveness of the Milan real estate market which, despite macroeconomic uncertainty, continues to draw attention - particularly for assets with solid fundamentals and located in strategic areas of the city,” Carlo Vanini, Head of Capital Markets at C&W Italy, commented.
