Supplier Responsible AI Charter
Version 1.0 | Effective Date: September 2, 2026 | These Principles are reviewed periodically; C&W will notify Suppliers of any material changes in accordance with the Terms and Conditions for Supplier Use of AI.
At Cushman & Wakefield, we believe that artificial intelligence (“AI”) technologies have immense potential to benefit our business and our industry when used responsibly. C&W is committed to using and developing AI tools in a way that delivers better, more efficient results while also safeguarding against unintended harms associated with this emerging technology. Our approach to responsible AI considers industry best practices and standards, legal and regulatory requirements, and social and workforce impacts. We expect our suppliers, vendors, and other collaborators to adhere to responsible AI practices when using or developing AI tools in their work with C&W. We reserve the right to terminate engagements with suppliers and other third parties who do not share our commitment to responsible AI. With that expectation in mind, C&W has adopted the following Responsible AI Principles for Suppliers:
- Accountability and Governance. Uphold accountability through risk-based governance, clear delineation of responsibility, and continuous improvement.
- Safety. Take steps to guard against unintended uses, unauthorized access, and potential harm associated with the deployment of AI at C&W.
- Validity and Reliability. Use and develop technology that consistently generates accurate results and safeguards against errors.
- Monitoring and Continuous Improvement. Monitor the performance of AI systems throughout their lifecycle, promptly address identified risks or model drift, and continuously improve controls, accuracy, security, and reliability.
- Fairness. Treat individuals fairly and equitably throughout the AI lifecycle, including by striving to mitigate algorithmic bias and discrimination. This includes particular attention to fair housing, equality, and employment law considerations where AI is used in connection with property valuation, leasing, tenant screening, or employment-related decisions.
- Transparency and Explainability. Be transparent about the development and use of AI systems, and support appropriate explainability, traceability, and documentation of AI-enabled outputs and decisions.
- Privacy, Security and Data Governance. Ensure confidentiality, autonomy, and control of personal and sensitive commercial information, and protect proprietary information and intellectual property. Apply sound data governance practices, including with respect to data lawfulness, provenance, and quality, throughout the AI lifecycle.
- Human-Centered and Human Oversight. Consider the impact of AI on people and foster trust in AI use and governance processes.
- Compliance. Ensure compliance with AI- and sector-specific laws and regulations where applicable.
- Environmental Responsibility. Consider and take reasonable steps to minimize the environmental impact associated with the development, training, and operation of AI systems used in connection with the Services.
- Reporting and Escalation. Maintain a clear channel through which Suppliers' personnel and affected individuals may raise concerns about actual or suspected non-compliance with these Principles, and ensure such concerns are addressed promptly and without retaliation.
These Principles should be read together with C&W's Terms and Conditions for Supplier Use of AI, which set out specific contractual obligations applicable to Suppliers. In the event of any conflict between these Principles and the Terms and Conditions for Supplier Use of AI, the Terms and Conditions for Supplier Use of AI shall control.
