Residential assets were the most active segment, accounting for 25% of total transaction volume (SEK 30.3 billion), followed by logistics and industrial properties at 22% (SEK 27.0 billion), offices at 13% (SEK 15.8 billion) and retail assets at 9% (SEK 10.5 billion).
Activity during the first half of the year was supported by several significant transactions, including Wihlborgs’ acquisition of a portfolio of 95 properties from Castellum, Catena’s acquisition of a logistics portfolio comprising 12 properties from Urban Partners, AP7’s acquisition of a portfolio of nine public-sector properties from Castellum, Folksam’s acquisition of the office property Repslagaren 34 from Genesta, Areim’s acquisition of an industrial portfolio consisting of 33 properties from Urban Partners JV Invela, and Ryk Group AB’s acquisition of a portfolio of 15 light industrial properties from Leje Fastigheter. Cushman & Wakefield acted as sell-side advisor in the latter three transactions.
Market fundamentals also showed signs of improvement. Prime yields compressed year-on-year across most sectors in Q2 2026, reflecting growing investor confidence and increasing competition for high-quality assets.
Despite continued tenant selectivity and a bifurcated leasing market, leasing activity improved during the first half of the year. A major milestone was Sweden’s largest office lease transaction to date, driven by Ericsson’s relocation from Kista to the more centrally located Hagastaden district. Cushman & Wakefield advised Ericsson on the relocation. Other notable leasing transactions included Essity’s lease of approximately 30,000 sq m of logistics space in Falkenberg from SLP, Saab’s lease of 9,000 sq m in Karlskrona with SBB, and the Riksbank’s lease of approximately 10,000 sq m on Sveavägen from Skandia Fastigheter. H&M also leased 5,000 sq m of office space at Sveavägen 44, where Cushman & Wakefield acted as tenant advisor.
- Looking ahead, transaction activity is expected to remain stable during the second half of the year. Financing conditions continue to be favourable, investor interest is broadening further, and leasing activity has gained momentum across several sectors. While geopolitical and macroeconomic uncertainty remains, the market is well positioned for a continued recovery, and total transaction volume for 2026 is expected to exceed SEK 200 billion, which would represent the strongest annual investment volume in five years, Mariia Pohorila, Research Lead, Cushman & Wakefield comments.
