New international brand entries on the Slovak market
In 2025, new international retailers entered the Slovak retail market, including Victoria's Secret, Müller, Woolworth, Butlers, SMYK, Biedronka, Lelosi and Koykan. On top of that, OVS reentered the Slovak market. Despite a cautious operating environment, Slovakia continues to attract international brands seeking expansion opportunities across Central Europe.
Shopping centres and the CEE benchmark
Retail in Slovakia is dominated by shopping centres, with total stock reaching 1.61 million sqm in June 2026. Slovakia's shopping centre saturation stands at 289 sqm per 1,000 inhabitants, well above the CEE average of 216 sqm. The most successful shopping centres in Slovakia are running close to full occupancy and maintain tenant waiting lists, confirming strong demand from international retailers.
Bratislava as the main market entry gateway
Bratislava remains the natural entry point for international brands. The four dominant schemes in the capital, Aupark, Nivy, Eurovea and Avion, are the typical destinations for market entries. Aupark, the most premium shopping centre in Bratislava, and Eurovea on the other bank of the Danube remain the two natural gateways for high end brand entries. Aupark added another 10,000 sqm in 2024, mostly for selected Inditex portfolio flagships.
High streets and F&B in Bratislava
Bratislava's main high street corridors run through the Old Town triangle of Michalská, Laurinská and SNP Square. Vydrica, a redeveloped historical district under the Bratislava castle, has completed its first phases and provides new high street opportunities. Eurovea's Danube promenade remains perceived as the strongest F&B destination in Slovakia, with a premium tenant mix and stable footfall.
Retail parks and pop-up formats
The retail parks market in Slovakia is developing fast, covering the whole country including cities with less than 5,000 inhabitants. Key tenants across these schemes include Jysk, Kik, Pepco, CCC, DM, Deichmann, Action and Planeo. Pop-up formats are also a growing trend, typically operating on 1- to 2-year lease terms and giving smaller brands the opportunity to test the Slovak market before making a permanent entry.
Tourism and consumer outlook
Foreign tourist numbers passed 2.1 million in 2024, with further growth in the last year. Main countries of origin are Czech Republic, Poland, Germany, Austria, Ukraine and the UK. Retail sales are forecast to return to growth in 2026 at +1.4%, with consumer spending set to accelerate to +2.7% in 2027 and +3.4% in 2028.
