Anseong is a key logistics hub with excellent connectivity via the Gyeongbu, Jungbu, and Pyeongtaek–Jecheon Expressways, leading to a high concentration of logistics centers near interchanges. Driven by growing demand from domestic and global corporations, the supply of large-scale logistics centers over 10,000 py is increasing. As an alternative to Yongin, Anseong is gaining attention, especially with the upcoming Second Gyeongbu Expressway, which will support 1.16 million py of new logistics development—second largest nationwide.
Among logistics centers over 5,000 py, 3PL operators account for 40%, with SELC as the leading tenant. E-commerce represents 24%, fully occupied by Coupang, while fashion accounts for 11%, with tenants including Descente Korea, Doklipmun, and Nepa.
With the rise of e-commerce, demand for last-mile and fulfillment centers is growing. Anseong offers strong locational advantages, reaching southern Seoul and the capital region within an hour. Within a 40-minute drive time from West Anseong IC, major demand areas like Suwon, Gunpo, and Ansan are accessible, giving Anseong 127% of Icheon’s demand level, while its logistics supply remains at only 49%—indicating high growth potential.
Fulfillment centers require significant labor for picking, packing, sorting, and shipping small orders. Anseong benefits from proximity to densely populated areas like Pyeongtaek Godeok and Osan, with a resident population of 1.5 million—making it more favorable for labor supply compared to Icheon’s 800,000.
