In particular, Western Icheon has been the focal point for logistics development due to its excellent accessibility to the Jungbu and Yeongdong Expressways. However, as available land in Western Icheon becomes scarce, development is now expanding into Southern and Eastern Icheon.
An analysis of tenants in logistics centers over 5,000 py reveals that 3PL operators account for the largest share at 52%, with Lotte Global Logistics being the primary tenant. E-commerce represents 13%, and fashion accounts for 11%, with Coupang occupying the entire e-commerce space.
Following the 2021 fire at a Coupang logistics center, the government introduced a comprehensive fire safety policy for logistics facilities. This included mandatory installation of advanced detectors and sprinkler systems. As a result, Company B’s logistics center has been recognized as a leading example of fire safety, equipped with systems that meet or exceed standards commonly applied in the U.S. and Europe.
