Grade A Office Shortage Drives Prime Rents in Madrid and Barcelona

Limited availability of top-quality office space continues to put upward pressure on prime rents, which have reached €44/sq m/month in Madrid and €31.75/sq m/month in Barcelona.

Logistics leasing surpasses one million square metres in the first half of 2026

Spanish Hotel Rates Continue to Climb
Valencia was the best-performing city during the first half of 2026, enabling hotels to increase room rates by 9.5% and boost RevPAR (Revenue per Available Room) by 13.5%, the largest increase among all destinations included in the Hotel Barometer.
The average daily rate in Barcelona stood at €195.5, up 1.8% compared with the first half of 2025 and above the €181.4 achieved by Madrid. In terms of RevPAR, Barcelona once again outperformed Madrid, reaching €154.3 versus €142.1.
Among leisure destinations, the Balearic Islands stood out, with ADR increasing by 9% and RevPAR by 10%.
