Spain’s Retail Market Strengthens Its Investment Appeal
Shopping centres and retail parks accounted for 70% of total volume. Sales in these assets increased by 3%, while footfall rose by 3.3%.
By category, health and beauty once again ranked as the best-performing segment, with cumulative growth of 4.3%.
On High Street locations, leasing activity remained strong, with availability at a historic low of 2.7% and prime rents rising 6% year-on-year.

Madrid and Barcelona record more than 1million sqm leased
Madrid’s logistics market closed 2025 with a leasing volume of 900,000 sqm and more than 80 transactions. Prime rents stand at €7.00/sqm/month, 4% higher than the previous year.
In Barcelona, logistics leasing reached 570,000 sqm in 2025, spread across more than 40 transactions, in line with the average of the last five years. Prime rents continued their upward trend, reaching €9/sqm/month, up 6%.
