Bangkok Hotel Market Overview Q3 2026
KEY STATISTICAL HIGHLIGHTS
Tourism Statistics
Despite what is the traditional Low Season for Thailand tourism, after the dire performance of Q2 2026 due to the impact of the Middle East Conflict on long-haul flight cost and availability, international visitor arrival numbers to Thailand actually rebounded strongly in July, and through September 2026 have remained constant at around 3% below the 2025 total arrival figures over the corresponding period.
Visitors from the Middle East (334,331) were prominent in hotels and shopping malls across Bangkok through the traditional Gulf Holiday period, with arrival numbers from the UAE (103,670) specifically rising by 30% compared to Quarter 3 2025. However, the visitor nationality profile remained consistent throughout the Quarter, with visitations from key short haul markets China (1,290,845) and Malaysia (865,808) leading the other primary source nations of India, Russia and South Korea.
Under challenging global economic conditions and continued geopolitical uncertainty, the Bangkok hotel market must remain attentive to shifts in trends in tourism. There has been much discussion between hotel, airline and tourism players regarding Vietnam’s strong hospitality industry performance in H1 2026, which is becoming more prominent as a direct competitor to the Bangkok market, and a draw for the Chinese and South Korean travelers that have traditionally frequented Thailand. Continuing the trend of 2025, Vietnam has marginally retained the number one ranking for Chinese travelers since the start of the year, narrowly outperforming Thailand.
New Hotel Openings
As consistently one of the most visited destinations in world, the Thai capital is typically a first-choice location for brand expansion in Southeast Asia, and Q3 2026 has certainly been a Quarter for significant “firsts” in Bangkok’s hotel industry, with first-time brand openings for Accor, Hilton and YOTEL (virtually!).
The soft-opening of the prestigious Fairmont Bangkok on Sukhumvit Soi 20 follows a THB 6 billion plus acquisition and renovation undertaking by Asset World Corporation (AWC) to bring the luxury Accor brand to Thailand. The building will offer 416 rooms when fully operational by 2027, with spacious refined rooms, dining options, and extensive new MICE facilities to attract a luxury clientele and loyal Fairmont devotees.
Hilton has brought their upper-upscale lifestyle brand in ‘Canopy’ to the city with the new ‘Canopy Bangkok Sukhumvit’ in the popular Nana district. At 174 rooms, the new-build property joins a stable of Canopy-branded assets in cities in China and Japan and is well-placed with easy access to some of the most popular entertainment and retail destinations in the city.
On the cusp of a Q3 2026 opening, YOTEL will officially welcome their first property in Thailand from 15 October under a partnership with MQDC. The 250-room hotel will form part of MQDC’s new 250,000 square metre ‘Cloud 11’ mixed-use commercial, retail & dining scheme in eastern Bangkok. The YOTEL brand will align with the “creativity hub” theme of Cloud 11 as a centre for music, film, art, creative industry, and design.
New Hotel Commencements/Announcements
Australian-based EVT (Entertainment Ventures Travel) have announced two signings in the Sukhumvit market in Bangkok for new-build properties for the Rydges (opening Q1 2028) and LyLo (2028) brands. The Rydges label is popular across Australia & New Zealand, while LyLo will introduce their “pod” dormitory style bedding options to the Southeast Asia market. Exciting brand additions to the Bangkok marketplace; but the industry still awaits news on a flagship ‘QT’ brand signing in Bangkok to pair with the landmark Singapore edition.
AWC continue to compile additional links on their proposed ‘AWC Riverside Journey’ portfolio of Chao Phraya River destinations, this time through the announcement of the future ‘Plaza Athenee’ building located opposite the Shangri-La Bangkok in the popular riverside precinct. AWC is revitalizing a stalled hotel project on the riverfront to provide for 146 luxury grade guestrooms by 2028. When it is operational, the Plaza Athenee will link with an array of other AWC properties along the river, including a proposed Ritz-Carlton hotel, an expanded ‘Asiatique’ entertainment complex including MONA Bangkok, and connectivity to the gentrified Old Town.
Bangkok Hotel Performance
As could be anticipated in the traditional Low Season and in light of global economic conditions, the Bangkok hotel Occupancy Rate fell marginally to average 70% in Q3 2026, following the previous result of 73% through Q2. The Occupancy Rate result was virtually the same as that for Q3 2025, showing overall resilience in the face of multiple external factors affecting the current global tourism situation.
The Average Daily Rate (ADR) for all hotel classes for Q3 2026 similarly fell by 3.9% to THB 3,516 per night, which is consistent with the 2025 figure for the corresponding Quarter. Whilst the ADR result remains consistent, the Low Season market does see the release of accommodation promotions and in-house credit packages, especially targeting the domestic traveler or “staycation” seeker with Thai Resident Rate offers. These programs can also help maintain Occupancy Rate throughout the period that sees the lowest number of international arrivals by attracting a higher proportion of domestic guests.
As a result of the declines in both Occupancy Rate and ADR, the RevPAR for Q3 2026 at THB 2,532 per night was 5.3% lower than the previous Quarter.
Hotel Investment
In August 2026, Sino-Pacific Trading (Thailand) acquired the ‘Staybridge Suites Bangkok Sukhumvit’ property in the popular accommodation and shopping district of Phrom Phong. Facing Sukhumvit Soi 24, the 411 unit serviced apartment tower was joint-developed by Origin Property PLC and Nomura Real Estate, and has been trading well since 2023.
Whilst typically Thai outbound hotel investment has been most prominent in regional markets like Australia, the Sansiri Capital Trophy Fund acquired The Lake Como EDITION in northern Italy for circa EUR 200 million (THB 7.6 billion) during the Quarter. The renovated 19th century palazzo building offers luxury accommodation and service across 148 guestrooms. This marks Sansiri Capital’s first hotel acquisition in Europe, with their existing portfolio already holding properties in Thailand and the United States.
Finally, the potential scenario of the significant Royal Orchid Sheraton Riverside Hotel Bangkok on the Chao Phraya riverfront coming to the market triggered major business and real estate headlines following the debate over the exercising of a Buy-Back Clause in mid-July, which similarly triggered excitement for both hotel investors and their potential advisors had the multi-billion-baht asset hit the open market. However, any rising excitement has been doused by the calling of a shareholder meeting by GROREIT’s REIT Manager in Quarter 3 to assemble the vested unitholders to determine a preferred course of action in relation to future of the 726 key behemoth.
Outlook
Despite the prolonged rainfall and localized flooding that impacted part of Bangkok’s road network and caused significant disruption at the main International Airport, with the passing of the seasonal weather conditions there is a broad expectation for a tourism and hospitality recovery in Quarter 4 2026, following the disruption through Q2 and Q3 since the outbreak of the Middle East Conflict.
Q4 should begin strongly with the hosting of the IMF-World Bank Group annual meetings in mid-October, which coincides with a three-date residency by acclaimed international artist The Weeknd. K-Pop’s live music influence will be significant in the Quarter with both BIGBANG and BTS performing on multiple nights in November and December respectively at the National Stadium, which will drive demand for accommodation and dining for the circa 50,000 attendees each night.
With a moderate number of new hotel openings planned for Q4 2026, demand for accommodation is expected to peak around the traditional European holiday season towards the end of December; assuming that long haul flight services across the Middle East are not further disrupted by the Conflict. The heightened demand for lodgings during Q4 and the progressive improvement in the quality of Bangkok hotels should raise the Average Daily Rate compared to the previous quarters, as hoteliers capitalize on anticipated high demand late in 2026 after what has been a challenging year for trading.
