01 THE WORLD THAT HAD BEEN BUILT

Cushman & Wakefield partnered with one of India's most recognized and trusted brands in the home décor and paint industry, with a legacy of over 75 years. The partnership focused on bringing the client’s vision to life – establishing a flagship experience center for the brand in prime Mumbai, targeting a space of ~10,000 - ~15,000 SF.

02 THE MOMENT WE DID NOT SETTLE

We provided strategic solutions, overcoming the following dynamic challenges in Mumbai’s retail space:

  • Size & Complexity: Establishing a large retail space in Mumbai’s highly competitive market posed logistical and operational challenges.
  • Location & Accessibility: Accommodating unique requirements of a flagship experience store in the space constraint market of Lower Parel was a unique challenge.
  • Market Understanding: Identifying the right location that balanced foot traffic with the exclusivity required by the brand was essential.
  • Building a Differentiated Experience: The experience store was required to be designed beyond the objective of selling paint and products—it aimed to provide a sensory, immersive shopping experience.

03 BRINGING IDEAS TO LIFE

The winning formula entailed a comprehensive approach:

  • Comprehensive Market Knowledge: Our experienced team leveraged their deep understanding of Mumbai’s retail landscape, particularly Lower Parel, to identify a location that would enable the brand to attract high foot traffic while providing the exclusivity necessary for its premium experience store
  • Tailored Space Search: Given the size requirements and design features of the store, the team identified several large-format spaces, eventually securing a prime location that suited the client’s vision for a large, interactive space.
  • Negotiation & Deal Structuring: The team successfully negotiated a favorable rental agreement, ensuring that the store could meet its operational needs while also aligning with the brand’s long-term strategy.

04 DRIVING AGILITY FORWARD

Cushman & Wakefield stands out as a leading partner for retail solutions. Based on in-depth 10 year projections, we convinced our client to expand their footprint, leading to the creation of an extraordinary 1,20,000 sq. ft. flagship Experience Centre—the largest of its kind in India. The monumental deal not only gave our client the country’s largest retail store but also set a record for the biggest retail transaction by Cushman & Wakefield in India, both in revenue and volume.
