Cushman & Wakefield partnered with a renowned IT park located along Mumbai’s Western Express Highway in Goregaon, spanning an exponential 23 Acres. The client engaged us as a trusted partner to take up initiatives that are beneficial in long run and sustainable.
02 THE MOMENT WE DID NOT SETTLE
Our seasoned experts delivered practical, affordable and effective solutions on aspects such as energy efficiency, water conservation, waste management, mobility and other key areas.
03 BRINGING IDEAS TO LIFE
The winning formula entailed implementing a wide range of sustainability solutions:
- Green Campus: A traffic free central park, spanning 200,000 SF is designed around the campus, characterized by its terraced landscape and elegantly sweeping curve.
- Renewable Energy Sources: To support the client in their initiative to reduce their carbon footprint, we facilitated a partnership with a third-party source of renewable energy in November 2017. Today, over 70% of the total power generated here is through windmill generators.
- Adhering to the Plastic Ban in NKP: With declaration of plastic ban in Maharashtra from June 2018, this client has taken immediate initiative to replace the plastic garbage bags with compostable plastic bags.
- Power Tariff Optimization for IT Park: Successfully transitioned the power tariff classification from commercial to industrial, resulting in significantly lower energy costs for the IT park.
- LED Lighting Upgrade for Energy Efficiency: Successfully converted conventional CFL lights to LED lights as a sustainable power savings initiative without compromising illumination (Lux) levels.
- Chiller Plant Optimization System: We facilitated a partnership with a leading firm from Singapore, marking their debut in India to ensure conserving the operating cost of Chillers in B6 & B4-B5 by optimizing the chilled water flow.
- Water Conservation initiatives: VFD pumps for all domestic & flushing systems have been implemented with a saving potential of up to 30% water resources.
- Other initiatives: STP Plant, Rainwater harvesting, helps to recycle and save water.

These initiatives enhanced the campus’s environmental performance and contributed to the client’s goals of long-term sustainability and operational efficiency. The project reinforced the IT Park’s positioning as an environmentally friendly workplace designed to inspire productivity and retain talent.
