Growth Become Increasingly Localized Across the Americas Data Center Market  

The Americas data center market continues to expand at record pace, but growth is increasingly being shaped by local market conditions. Power allocation frameworks, transmission constraints, infrastructure funding obligations and regulatory requirements are influencing development outcomes across the region, creating a more varied growth environment than ever before. 

Despite these challenges, demand fundamentals remain exceptionally strong. The Americas now account for 50.3GW of operational capacity, while development activity reached a record 37.7GW under construction with a 91.7% precommitment rate. The planned development pipeline expanded to 285GW, underscoring the depth of long-term demand supporting AI, cloud and hyperscale infrastructure. 

Importantly, growing complexity has not diminished activity in established markets. Virginia, Atlanta, Chicago and Dallas continue attracting significant investment because their connectivity, hyperscale ecosystems and infrastructure advantages remain difficult to replicate. At the same time, emerging markets such as West Texas, Pennsylvania, Alberta and Cheyenne are capturing some of the largest proposed developments in the region. 

As a result, geographic diversification across the Americas is accelerating. Developers are expanding within established ecosystems while simultaneously pursuing opportunities in emerging markets capable of supporting the next generation of hyperscale and AI infrastructure.

  • Operational capacity: The Americas now host 50.3GW of operational data center capacity, with 94.1% located in the U.S.
  • Construction activity: Development activity reached a record 37.7GW under construction, with 91.7% precommitted prior to delivery.
  • Availability trends: Region-wide vacancy declined to 3.8% despite significant new capacity deliveries.
  • Market diversification: Emerging and frontier markets continue capturing a growing share of planned development activity.

Looking ahead, AI, cloud and enterprise digital transformation will continue driving unprecedented demand for capacity across the Americas.
