57 Freehold Strata Titled Industrial units in Pasir Panjang up for sale via Private Treat

Shaun Poh • 14/08/2023

Price ranges from less than $1 million for a single unit to approx. $20 million for a full floor

Cushman & Wakefield (NYSE: CWK), a leading global real estate services firm has been exclusively appointed for the strata sale of 57 freehold industrial units in Citilink Warehouse Complex via Private Treaty on 14 August 2023, Monday.

Ranging from the smallest unit at 88 sqm to a full floor at 1,863 sqm, the strata units are currently being offered at early bird discount with prices ranging from less than $1 million for the smallest unit to approx. $20 million for a full floor.

Citilink Warehouse Complex is an 8-storey twin-building industrial development, zoned ‘Business 1’ under Master Plan 2019. The 57 strata units for sale are mostly located on the mid to high floors, including the top 4 full floors within Block 102E of the development. The contiguous units allow incoming buyers the flexibility to purchase individual or multiple units, or on a full floor(s) basis. Certain units on higher floors enjoy the splendid sea view of the port and the tranquil greenery of the HortPark.

The property boasts superior building specifications, with well-considered traffic and goods management, ample car parking facilities, high floor-to-ceiling clearance, and floor loading. The Property enjoys unrivalled connectivity to the seaports as it is located directly across the PSA Pasir Panjang Terminals.

It is 500 metres to Pasir Panjang MRT station on the Circle Line, which is a few train stops away from Singapore Science Park and one-north. It is also highly accessible via multiple expressways such as the Ayer Rajah Expressway (AYE), West Coast Expressway (WCE), Keppel Viaduct, Marina Coastal Expressway (MCE) and East Coast Parkway (ECP).

Mr. Shaun Poh, Executive Director of Capital Markets at Cushman & Wakefield shares “Before this strata sale launch, we have received strong enquiry from investors and end-users showing interest to purchase either individual or multiple units. The latest transaction within the property involved the sale of five ground floor units for $9.83 million, which we facilitated to a single purchaser."

Mr Poh added, “Freehold strata industrial units at good locations are very well sought after. The property is right at the doorstep of the PSA Pasir Panjang Terminals, and within walking distance to Pasir Panjang MRT Station and Mapletree Business City. With Singapore continuing to be the world’s busiest transshipment hub and coupled with the sanguine outlook in warehouse properties, Citilink Warehouse Complex offers an exceptional opportunity for both investors and end-users alike.”
