Nocco, the new building located in the heart of Poblenou at Calle del Perú 62, within Barcelona’s 22@ district, is designed to foster talent, collaboration, and a new way of experiencing work. The project is working toward achieving the highest level of the Living Building Challenge certification, granted by Living Futures Europe, making it the first office building in Europe to aim for this standard.
Nocco is the third project born from the collaboration between Patrizia and Urban Input in the 22@ district. The property will offer nearly 5,000 m² of leasable space across four floors, along with a private central courtyard of 400 m². The entire development is conceived for a new generation of hybrid workers who prioritize flexibility, well-being, and authentic connection.
The building, which once housed the former Tulle and Lace Factory from 1945, has been completely transformed and renovated into a space where design, natural light, and versatility serve a new way of working.
Exclusively marketed by Cushman & Wakefield, Nocco represents a new generation of spaces that blend historical legacy, soulful architecture, and environmental innovation.
A new office paradigm that regenerates its surroundings
Unlike other certifications, the Living Building Challenge not only measures energy or environmental performance—it promotes a regenerative philosophy: buildings must generate a positive impact on both the natural and human environment.
Aligned with Barcelona’s 2030 urban sustainability goals, the building is conceived as a living organism, capable of producing more energy than it consumes, managing water autonomously, and enhancing both human well-being and biodiversity.
More than just an office space, Nocco is a hub for connection and collaboration, actively supporting local initiatives such as cultural exhibitions and community events.
This milestone comes at a pivotal moment for Barcelona’s real estate market. According to preliminary data from Cushman & Wakefield, the office sector recorded 150,000 m² of leasing activity in the first half of the year, with over 95,000 m² transacted in the second quarter across 75 deals—representing a 30% increase compared to the same period in 2024. Within this context, the 22@ district accounted for 37% of the total leased space, consolidating its position as one of the city’s main drivers of talent attraction and business activity. The area remains highly resilient, capturing the highest market absorption and attracting high-value projects. Overall, 75% of demand in the city has been directed toward high-quality buildings (Class A or B+), reinforcing the appeal of sustainable and regenerated assets like Nocco.
