Traditional and alternative forms of living: Investors are exploiting the diverse opportunities offered by the residential real estate market
Hardly any other asset class is as strongly influenced by demographic change, rising construction and financing costs and increasing space shortages in cities as the residential real estate market. To meet current requirements, alternative forms of living such as micro-living, student housing and senior living are emerging. Furthermore, the value of existing properties can be increased through strategies such as manage-to-core and manage-to-ESG. In this way, the residential real estate market offers a range of attractive and future-proof opportunities for investors, both in the top 7 locations and in secondary locations.
In our Residential Real Estate 2025 investor survey, we asked 112 market players how they assess the future of the residential real estate market and what investment strategies they will pursue in the coming months. The respondents are mainly investment managers, project developers, family offices and private individuals who manage both a small number of residential units and portfolios of over 2,500 units. This provides a representative picture of opinion, which also highlights the changes in sentiment since our last survey in 2023.
