Prime Barcelona Aparthotel Sold on Passeig de Gracia

Cushman & Wakefield has exclusively advised on the sale of a tourism-use property located at 13 Passatge de la Concepció, Barcelona, next to Passeig de Gràcia, one of the city's most exclusive and established locations, for €8.2 million.

The asset, which was ultimately acquired by a local family office, highlights the continued appeal of high-quality hospitality assets among private investors and family offices. The property is located in the commercial heart of Barcelona, an area considered triple-A within the city's real estate market.

The building comprises an aparthotel operated by Majestic Hotel Group under the Murmuri Residence Concepció brand, as well as the Petit Comité restaurant, run by Michelin-starred chef Carles Gaig, on the ground floor. The three-storey property features one- and two-bedroom apartments, some of which include private terraces.

The transaction underlines investors’ strong appetite for triple-A locations, particularly when combined with established operators such as Majestic, in a market where supply remains structurally limited. As such, the property represents a genuine trophy asset within the Barcelona market.
