Adevinta: Cultural and organisational consolidation of the firm's offices
1 The Opportunity
In 2016, Adevinta set out to define a new work strategy. This would enable it to define a working model aimed at ensuring sustainable growth for its offices whilst providing an adequate number and type of spaces for each of the tasks that staff carry out during their working day.
Adevinta also aims to consolidate the various offices that it has within the Barcelona area in order to rationalise its office portfolio, consolidate the brand image in a single building, bring together the various cultures that exist at different sites and create an inspirational space that fosters collaboration and innovation, among other aspects.
2 The Solution
The chosen building is located in District 22@ and is under construction. As a result, a lease deal in reality became a pre-let, with Adevinta occupying practically half of the building. This minimises future risk for the building owner, translating into a highly advantageous lease agreement for our client.
With the building being under construction, part of the lease agreement contained a number of aspects relating to the building in order to save time and cost. Among others, items such as the air conditioning, suspended ceilings and technical lighting will be developed in accordance with the specifications of Adevinta, finishing works such as floorings, interior partitioning, decorative lighting, furnishings, etc., being completed later. Our Project & Development Services team was in charge of producing a project plan divided into two phases: that relating to a building already under construction, and that relating to the performance of interior fit-out works on the finished building. This represented a significant challenge for our team in terms of time frames, with architects, engineers and project managers having to work hand-in-hand alongside the landlord’s technicians and the client in order to properly define every item.
