DKSH Vietnam: Completing Vietnam’s First Industrial Leaseback
01 The Challenge
DKSH held a competitive bidding process for divesting its 18,000-square-meter Distribution Centre in Vietnam.
Cushman & Wakefield was appointed over three other service providers to be DKSH’s exclusive advisor and agent that would present a sound divestment strategy.
02 The Solution
Cushman & Wakefield provided pre-market advice to DKSH from day one of the project to ensure the asset was packaged cleanly for sale off-market. We also recommended the most efficient transaction structure—one that was previously considered infeasible.
On top of these activities we used an entrepreneurial approach to restructure the asset ownership. We then analysed and approached a select group of potential buyers and investors to create a competitive purchase process.
We were also able to negotiate favourable sale and lease terms—all while managing and adhering to the project timeline.
03 The Results
As a result, Cushman & Wakefield successfully helped DKSH achieve the best market yield (lowest cap rate) recorded in Vietnam to date for an industrial real estate asset.
We helped dispose of the asset within a short time period after positioning, with zero noise in the market to protect DKSH’s business operations.
We also secured excellent lease terms for the client while still presenting an attractive opportunity to investors.
