02 The Challenge
EDGE is looking for an affordable development site for a Data Center located within close proximity to the Jakarta Central Business District. The site must have a good accessibility but does not require exposure to the main road. The land zoning must be allowable for a data center. The land shape must be regular with a plot ratio of minimum 4. The location must have fibre-optic connection from 3 paths and power connection from 2 sources.
03 The Solution
Kuningan Center Lot 3 and Lot 5 which was originally planned for a small office development, perfectly meet EDGE’s requirements. It is rectangular in shape, located off the main road with good accessibility from several access points within the CBD which makes it possible to have multiple fibre optic connections. Both Lot 3 and Lot 5 have been allocated with a plot ratio of 4, as they are part of a superblock development which were surrounded by other land plots with higher plot ratio. The land price is very affordable due to its plot ratio. As part of the due diligence process, the government confirmed that the commercial zoning of the site can be developed for Data Center.
04 The Result
As a result, the team achieved satisfactory results through negotiations with the land owner on the detailed conditions requested by the client. The transaction concluded in a relatively short period.
