Yeoju was traditionally a location for small, self-owned logistics centers. However, since 2021, it has emerged as an alternative to Yongin and Icheon due to stricter permitting regulations in those areas, leading to a surge in logistics development. The city offers excellent accessibility, especially around Ganam-eup, where the Yeongdong and Jungbu Inland Expressways intersect. Many apparel logistics centers, including Musinsa and K2 Korea, are located near the Yeoju Outlet area.
By 2025, Yeoju is expected to see 694,000 py of new logistics supply—2.3 times the current supply. However, only 25% of this has broken ground, and the remaining 519,000 py may be delayed or canceled. New developments are expanding from Ganam-eup into outer areas such as Yeonra-dong and Samgyo-dong.
An analysis of logistics centers over 5,000 py shows the following tenant distribution: Fashion (39.6%), 3PL (34.1%), and Retail (20.3%). In the fashion sector, Musinsa Logistics and K2 Korea occupy about 71% of the total area. For 3PL, CJ Logistics, KCTC, and Lotte Global Logistics are key tenants. In retail, E-mart and Shinsegae International operate logistics centers in the region.
Logistics centers typically consist of six main functional zones: storage areas, berths for vehicle docking, vehicle paths, ramps for vertical movement, core facilities such as stairwells and elevators, and support spaces including offices and cafeterias.
