Yongin has long been recognized as a key cold chain logistics hub in the SMA. While Suji and Giheung districts host many aging refrigerated and frozen logistics centers, new town developments have limited opportunities for redevelopment in these areas. As a result, the new logistics supply has shifted toward Cheoin District, which now accounts for approximately 87% of Yongin’s total logistics development area.
By 2025, Yongin is expected to see continued growth, with major projects such as the Tongsam District Logistics Complex (2024) and the Pogok Smart Logistics Complex (2025), contributing to a total of 621,000 py of new supply.
An analysis of logistics centers over 5,000 py shows that 3PL operators account for 42% of tenant share, with CJ Logistics occupying around 38% of that. E-commerce represents 20%, led by Coupang, while F&B tenants include Jinseong BF, Hermes Logistics, and Hyundai Green Food.
As cold chain logistics supply increases, concerns over vacancy risk are growing. To mitigate this, it is essential to understand the characteristics of different cold storage types: traditional storage centers, distribution-focused centers driven by food e-commerce growth, and automated facilities—each with distinct operational features and tenant requirements.
