Asset valuation represents a key service of the Hospitality division.

On many occasions it is the foundation upon which the investment or sales strategy for an individual hotel or hotel portfolio is produced.

Valuation is common to a multitude of projects, whether we are dealing with asset refinancing or functioning hotels that wish to know the real market value of the establishment, among many others. This service may, in turn, be applied to potential projects or hotel acquisitions in order to ascertain the return on investment in different scenarios. Valuations are performed by RICS certified professionals in accordance with the standards of the Royal Institution of Chartered Surveyors.

Our team provides independent advice on the search for financial solutions for projects related to the hotel sector. By means of in-depth appraisals of finance market conditions and the potential business performance of the hotel, we provide solutions that offer the best funding options within the market.

This knowledge enables Cushman & Wakefield to provide the viewpoint of an external specialist in Asset Management, acting as a hub between the various elements of the hotel business (owners, operators, suppliers, business agents, etc.). Its main functions consist of monitoring the management and operation of the asset and the condition of the asset in itself, evaluating and watching over the market situation, supervising and providing support in budget processes and advising owners on the relationship with the operator in order to improve the competitiveness of the product and maximise its value.

Cushman & Wakefield’s Asset Management division already serves institutional investors such as Deka and Union Investment. This global experience may be applied to the Asset Management of hotel assets, projects such as The Edition Barcelona, easyHotel and three hotels belonging to Covivio in Budapest and Prague having already been successfully performed.
