21% of the city’s total office stock is located in 22@, and in 2024, it once again emerged as the area with the highest leasing activity, capturing 32% of total demand.

What has happened in the Innovation District during the last year?

  • In 2024, 32% of the total office space leased in Barcelona (291,000 m²) was located in the 22@ district. The year ended with a total take-up of 93,000 m² in the area—double the volume recorded the previous year.
  • Demand continues to prioritise quality, with 90% of the space leased located in Grade A and B+ buildings. Having available stock in this type of property is essential to maintain the submarket's attractiveness.
  • Over the last three quarters of 2024, availability rates have declined year-on-year, falling from 10.29% to 9.16% in Barcelona, and from 22.5% to 19.3% in 22@.
  • Currently, 90,000 m² are under construction in the district (including refurbishments), with 47,000 m² located in the north and 43,000 m² in the south. Only 1% of the space under development is pre-let. By December 2026, a total of 9 new or refurbished projects are expected to be added to the area’s stock.
  • Prime rents in the district stood at €22.00/m²/month in Q4 2024, although some deals continue to exceed this level, particularly in standout buildings.
  • Despite being a year with limited investment activity, 22@ accounted for 10% of Barcelona’s total office investment volume, reaching €49 million.
  • The ITT and Services sectors continue to expand in Barcelona, with a strong commitment to the city, and especially to the 22@ district.
