01 The Opportunity
During Spring 2021, our team was engaged by the landlord, Investment Management Corporation of Ontario (IMCO), to assist with leasing 22,000 sf of available vacancy over three separate spaces.
02 Our Approach
Our team avoided the tempting narrative of Calgary’s dismal market conditions to automatically plummet lease rates and instead focused on the building’s many attractive attributes; including its rooftop terrace, fitness centre and above market parking ratio. The building was one of the Beltline’s most coveted and the current vacancies occurred due to premature downsizing prior to existing lease expiries which put additional pressure on the landlord for downtime that had not been forecasted.
03 The Result
The marketing program was a success and within seven months of taking on the listing we garnered interest from a private healthcare group for two of the three vacancies leaving only one space available as of December 2021.
