1 The Question

Olympus Netherlands B.V. is a leading manufacturer of innovative optical and digital equipment for the healthcare and consumer electronics. Due to the expiry of the lease contract Olympus was looking for a modern and especially easily accessible prominent location in the Randstad. A place where the future ambitions, which focus on further growth in health care, can be realized. And where it was possible to develop tailor-made and well reflect the identity of the housing.

2 The Approach

Cushman & Wakefield has started a comprehensive analysis of the Program of Requirements for Olympus which obviously included the future needs of the organization. This was the starting point of a market survey of existing buildings and new construction opportunities. This showed that, within the specified geographical area as been instantiated by Olympus, no suitable accommodation could be realized in existing buildings. Through interviews with developers the potential construction sites have been inventoried by Cushman & Wakefield. A highly visible location, the ability to relatively quickly move into a new location and ambitious sustainability requirements for the building were important principles here.

3 The Result

In December 2015 Olympus Netherlands signed a cooperation agreement and a lease contract for a new location for Olympus in Leiderdorp on location Vierzicht. An area already mostly developed by Zorgboulevard Leiderdorp - part of Bohemia B.V. - at the Simon Smitweg Leiderdorp directly along the A4 motorway. The location, known as the Vitality Boulevard in Leiderdorp, is ideal for Olympus because this place already houses a number of companies active in the healthcare sector. An important idea behind this clustering is to create a business ecosystem that offers a mix of young and fast growing, innovative companies with research institutes and a number of traditional large companies that are mutually reinforcing in growth and development.

Cushman & Wakefield held discussions with the developer on behalf of Olympus. This will result in a building that fully meets the needs of Olympus regarding eg durability, flexibility and appearance and equipment that is fully in line with the identity of the organization. The new building will be completed in spring 2017.
