Cushman & Wakefield Retained as Exclusive Sales Agent for Four Properties in Brooklyn Valued at $36.3 Million

Brooklyn, NY — Cushman & Wakefield announced today that the brokerage firm has been retained on an exclusive basis to arrange for the sale of four properties in the Greenpoint and Bushwick neighborhoods of Brooklyn.

A Cushman & Wakefield team led by Stephen Preuss with Kevin Schmitz, Eric Roth, Robert Shapiro and Ian Brooks will represent the sellers in all marketing efforts.

“Greenpoint and Bushwick have emerged as highly sought-after neighborhoods in Brooklyn,” said Preuss. “All of these properties offer excellent opportunities for investors looking to capitalize on the growth of these areas.”

The four properties for sale are:

39 Suydam Street, led by Stephen Preuss and Kevin Schmitz, is a 33,866-square-foot multifamily building located in Bushwick. Situated on the corner, the property was built in 2013 and features 37 free-market units. The site is located near the M, J and Z trains at the Myrtle Avenue Station. The asking price is $17.5 million.

1275 Broadway, led by Stephen Preuss and Kevin Schmitz, is an existing one-story retail building in Bushwick with approved plans for a 14-story mixed-use hotel and residential development. The plans include a 35-key hotel on the first five floors and 32 rental apartments on the sixth through 14th floors with car and bicycle parking on the lower level. The lot equates to 11,150 square feet with nearly 40 feet of frontage on Broadway and is located one block from the Gates Avenue subway station. The asking price is $12.2 million.

70 Eckford Street, led by Stephen Preuss, Robert Shapiro and Eric Roth, is an approximately 6,400-square-foot, single-story retail building at the corner of Eckford Street and Driggs Avenue in Greenpoint. It offers an ideal covered land play with short-term leases in place at the property. Located within an R6B zoning district, the site includes 12,802 buildable square feet as of right and 14,082 square feet if the inclusionary housing program is utilized. The asking price is $4.95 million.

243 Kingsland Avenue, led by Stephen Preuss, Robert Shapiro and Ian Brooks, is a six-unit residential building in Greenpoint. The 4,875-square-foot property is a three-story walk-up building. Given the building’s current configuration, future ownership will have the unique opportunity to create duplex apartments by combining first-floor units with unused basement space. The property is centrally located within the neighborhood with nearby access to the G train. The asking price is $1.6 million.
