Cushman & Wakefield Represents Buyer in Acquiring 26.6-Acre Heavy Industrial Site in Commerce City, CO

DENVER, Colo., September 24, 2020 – Cushman & Wakefield announced today the firm has represented Denver-based Hampton Yards, LLC in its acquisition of a 26.6-acre industrial-zoned property in Commerce City, Colorado, a suburb of Denver.

The site located at 9975 E 104th Ave consists of four buildings totaling more than 31,000 square feet of commercial space. The seller, Schlumberger Ltd., was represented by Justin Tunnell of Lee & Associates in Houston.

The team of Ryan Searle, Drew McManus and Bryan Fry of Cushman & Wakefield Denver represented the buyer in the acquisition. The trio was also retained by Hampton Yards for the listing assignment.

“This parcel features all of the attributes we are focusing on acquiring,” said Tucker Robinson, Partner at Hampton Yards. “It is ideally located between I-76 and Highway 85, is zoned for heavy industrial use which allows for outdoor storage and includes a low floor area ratio that is not often available in the marketplace today. Drew and Ryan did an excellent job sourcing this property in an off-market transaction.”

With buildings that range from 3,000 to 10,000 square feet, heavy power, overhead cranes, and a potential for rail service, the site checks many boxes for tenants in the market. Early on in this assignment, we’re already seeing strong interest and activity on the property.”

Centrally located in the I-76 corridor along 104th Ave, the zoned I-3 site includes over 22 net usable acres of partially paved and surfaced yard. There is also a separate office building and wash bay on the site that allows for a multitude of uses. The property is fully fenced, gated and secured.

A portion of the raw acreage also offers the opportunity to be leased or sold as truck trailer parking, outside storage yard, and/or as a new construction build-to-suit development site.
