HOUSTON – October 28, 2025 – Cushman & Wakefield announced today that the real estate services firm has arranged the sale of Chisholm Trail Business Center, a two-building, 86,904-square-foot shallow-bay industrial property located in North Houston.
Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt, David Munson and Trevor Berry represented the seller in the transaction. The property was acquired by Entrada Partners, who will be rebranding the buildings as “Gateway 45 Logistics Center.”
The two rear-load buildings feature 18-foot clear heights, flexible suite sizes, and a mix of dock-high, semi-dock, and ramp-access doors. The center is 86% leased to a diverse roster of seven tenants.
Located at 18207 and 18209 Chisholm Trail, the property offers direct access to major thoroughfares including I-45, Hardy Toll Road and Beltway 8. It is also proximate to George Bush Intercontinental Airport and some of Houston’s most dense labor population centers.
"This offering represented a rare chance to acquire a highly functional, institutionally maintained asset at a basis well below replacement cost, with immediate value creation through lease-up opportunities,” said Berry. “Quality industrial product like this continues to resonate with today’s capital.”
