DALLAS, August 31, 2026 – Cushman & Wakefield's National Industrial Advisory Group has represented Cabot Properties in the sale of Wintergreen Distribution Center in the Dallas-Fort Worth market to a private real estate investment firm.

Located at 1200 W. Wintergreen Road in Hutchins, Texas, in the South Dallas submarket, Wintergreen Distribution Center was completed in 2018 and totals 754,822 square feet. The property is fully leased to two tenants with a weighted average lease term of 5.3 years. Located on 42.75 acres in the South Dallas Submarket, the cross-dock distribution center features 36-foot clear height, 164 loading doors, 205 trailer parking spaces, 303 car parking spaces, an ESFR sprinkler system and LED warehouse lighting.
The South Dallas submarket recorded 7 million square feet of net absorption in 2025, the highest figure in the DFW market, while vacancy decreased 6% year-over-year to 11.2%. Data center demand has eliminated more than 20 million square feet of future industrial supply in the submarket, and the current construction pipeline of 1.3 million sf consists entirely of build-to-suit product, with no speculative construction underway. The broader Dallas industrial market recorded year-to-date 2026 leasing activity exceeding 40.2 million square feet, the strongest start to a year in market history, with year-to-date net absorption of 13.6 million sf and an overall vacancy rate of 8.1%.

Additionally, the property's location provides direct access to Interstate 45 via Wintergreen Road, with immediate connectivity to Interstates 20, 35 and 30. Wintergreen Distribution Center is situated 0.5 miles from the Union Pacific Dallas Intermodal Terminal, which provides intermodal access to the Ports of Los Angeles and Long Beach, and 2.5 miles from the second-largest FedEx Ground facility in the United States.
