Bondi Junction's next approved skyline project hits the market following Council Master Plan green light

Bondi Junction's transformation is gathering pace, with one of the suburb's largest approved residential development sites set to hit the market just days after Waverley Council endorsed its long-awaited Master Plan.

 

The timing positions the project to become one of the first major developments delivered since the new Bondi Junction Masterplan was adopted, which aims to unlock thousands of new homes in Sydney's eastern suburbs.

 

The DA-approved site at 59-75 Grafton Street, Bondi Junction has approval for a 19-storey mixed-use residential tower comprising 57 apartments and 8,130 sqm* of Gross Floor Area (GFA), offering a ready-to-go project in one of Sydney's most supply-constrained housing markets.

 

With existing development approval, the site is supported by detailed planning and technical documentation, with further potential to pursue enhanced design or planning outcomes through a State-led planning pathway.

 

Whilst the guide price remains undisclosed, the timing coincides with Waverley Council's vision to transform Bondi Junction into a higher-density strategic centre, with plans for around 3,000 new homes, upgraded public spaces and improved community infrastructure over the coming years.

 

Located just 100 metres from Bondi Junction Station and bus interchange, Westfield Bondi Junction, Oxford Street, established medical and commercial services, and major open spaces including Centennial Park, Queens Park and Waverley Park.

 

Its northern orientation provides gun-barrelled views across Double Bay, Rose Bay and Sydney Harbour, creating a location defined by elevation, connectivity and proximity to some of Sydney’s most established harbour and coastal precincts.

 

Cushman & Wakefield's Miron Solomons, Jake Smith and Matt Pontey have been appointed to sell the property on behalf of a private owner.

 

Miron Solomons of Cushman & Wakefield said that despite a more cautious property market, competition among developers for planning-approved sites in Sydney's eastern suburbs remains strong, with opportunities of this scale becoming increasingly scarce as housing supply struggles to keep pace with demand.

59-75 Grafton Street, Bondi Junction is being offered for sale via Expressions of Interest, closing 3pm, 17th September 2026.
