Braeside property targets owner-occupiers and investors

A vacant property in Melbourne’s south-east is being brought to market, with its flexible configuration expected to appeal to owner-occupiers seeking a standalone headquarters as well as investors looking to reposition the asset. 

The property at 5 Jarrah Drive, Braeside comprises a 520 sqm* two-level building on a 1,089 sqm* landholding and is zoned Industrial 1. It is being offered for sale with vacant possession through Cushman & Wakefield’s Gareth Jackson, Konnor Kalafatis and Chris Gianna via Expressions of Interest closing Thursday 17 September 2026 at 4pm (AEST). 

The building currently comprises office accommodation across two levels, with kitchen and bathroom amenities, roller shutter access and the ability to be configured for multiple tenancies. The site also provides 18 car spaces and potential for future alterations, subject to council approval.  

Gareth Jackson of Cushman & Wakefield said vacant possession would broaden the potential buyer pool at a time when owner-occupiers were becoming increasingly active across Melbourne’s established industrial markets. 
“We expect the strongest interest to come from owner-occupiers looking to establish or expand their operations in the south-east, particularly businesses that value having a significant office component and the ability to adapt the property as their requirements evolve. 

“There should also be interest from private investors and value-add buyers who recognise the opportunity to reconfigure the building, create multiple tenancies or potentially introduce a warehouse component over time. 

“Standalone opportunities of this size can be difficult to find in established industrial precincts, particularly with vacant possession, so we expect the flexibility of the property to be a major driver of the campaign.” 

Braeside is one of Melbourne’s established south-east industrial precincts, with the property positioned close to Boundary Road and Governor Road and within easy reach of the Mordialloc Freeway, Nepean Highway and EastLink.
