A substantial industrial landholding in Melbourne’s tightly held south-east has been launched for sale, with the 7,127 sqm site expected to attract strong interest from owner-occupiers and developers seeking increasingly scarce infill opportunities. 

Offered with vacant possession, the rectangular 0.71-hectare* site is zoned Industrial 1 and benefits from prominent frontage to Canterbury Road, immediate access to Boundary Road and strong connections to the Mornington Peninsula Freeway and EastLink. 

For sale through Gareth Jackson & Kosta Filinis of Cushman & Wakefield and James Stott and Luke Lowden of Colliers, on behalf of Braeside Holding Co Pty Ltd, the site provides significant hardstand capability and flexibility for a range of industrial uses, with its scale and configuration expected to appeal particularly to owner-occupiers looking to expand or consolidate their operations in Melbourne’s south-east. 

Gareth Jackson of Cushman & Wakefield said competition for established infill industrial sites remained strong as businesses sought to secure strategically located land close to customers, staff and major transport infrastructure. 
“Owner-occupiers continue to be one of the most active buyer groups in Melbourne’s south-east, particularly for sites that provide the scale and flexibility to accommodate future business growth. 

“Braeside is an established industrial market where opportunities to acquire more than 7,000 sqm of vacant land are increasingly difficult to find. We expect interest from a broad mix of logistics, manufacturing, trade and industrial businesses, as well as developers looking to capitalise on the shortage of infill land” he said. 

Melbourne’s south-east has less than 200 hectares of active industrial land supply, with much of the available stock concentrated further afield in Dandenong South and Pakenham. Core precincts also continue to record relatively tight vacancy of around 2.5 to 3 per cent. 

James Stott of Colliers said the property's configuration and exposure were key points of difference. “The combination of a regular-shaped 7,127 sqm landholding, Industrial 1 zoning and vacant possession provides incoming purchasers with considerable flexibility in how they use or develop the site,” Mr Stott said. 
“Importantly, it also offers excellent exposure to Canterbury Road and connectivity through Boundary Road to Melbourne’s broader arterial network, making it particularly well suited to businesses requiring efficient access across the south-east and greater Melbourne” he said. 
The property sits approximately 400 metres from Boundary Road and 1.3 kilometres from the Mornington Peninsula Freeway, with connections to Nepean Highway, EastLink and Moorabbin Airport.
