The portfolio comprises 1 Johnson Road, Campbelltown and 2 Enterprise Drive, Glendenning in New South Wales, together with 99 Ebbern Street, Darra and 70 Fulcrum Street, Richlands in Queensland.
Together, the properties span approximately 10 hectares of freehold land and provide approximately 47,688 sqm of gross lettable area. The portfolio generates a fully leased passing income of approximately $7.55 million per annum with estimated net market income of approximately $9.25 million per annum.
For sale through Cushman & Wakefield’s Tony Iuliano, Adrian Rowse, Chris Jones, Gary Hyland and Nils Gaha, the portfolio is underpinned by a diversified tenancy profile including ZircoDATA, StarTrack (Australia Post) and Stoddart Group, while the Glendenning asset is being offered with vacant possession or short-term holding income.
The assets are positioned within established, land-constrained industrial markets across Sydney and Brisbane, combining secure income with rental reversion, and strong underlying land value.
Cushman & Wakefield International Director and Head of Logistics & Industrial ANZ Tony Iuliano said the ability to acquire the portfolio as a whole or individual assets was expected to generate interest from a broad cross-section of domestic and offshore capital.
“We expect the portfolio to appeal to institutional investors, private capital, global capital and syndicators looking for exposure to established East Coast industrial markets, while the ability to acquire the properties individually significantly broadens the buyer pool.
“The assets sit within a particularly liquid segment of the industrial investment market, with the combination of substantial infill landholdings, strong tenant covenants and rental reversion providing several pathways for investors to create value.
“It also provides an opportunity to secure immediate scale across two of Australia’s largest industrial markets without being reliant on a single asset, tenant or geography,” he said.
The portfolio has a WALE of approximately 6.1 years by income and provides significant rental reversion, with estimated net market income approximately 23 per cent above the fully leased passing income.

The Campbelltown property comprises 16,646 sqm of industrial accommodation on a 32,760 sqm site and is fully occupied by ZircoDATA, while the Glendenning property provides 9,374 sqm of warehouse and office accommodation on a 19,480 sqm site with full drive-around access and is being offered with vacant possession or a 12-month rental guarantee.
In Queensland, 99 Ebbern Street, Darra comprises a 6,161 sqm facility on an 11,840 sqm site leased to StarTrack Express, a wholly owned subsidiary of Australia Post. The property also has direct operational connectivity with Australia Post’s adjoining facility.
The fourth property, at 70 Fulcrum Street, Richlands, is leased to Stoddart Group until 2035 and represents the largest landholding of the four assets at 3.7 ha.
