New Prestons industrial estate targets businesses seeking modern warehouse space

A new 10-unit industrial estate has been launched for lease in Sydney’s south-west, adding a range of smaller and mid-sized warehouse options to the tightly held Prestons industrial precinct. 

The brand-new development at 195 Wonga Road, Prestons comprises 10 warehouses ranging from approximately 283 sqm* to 1,479 sqm*, with the ability to combine selected units to accommodate larger requirements of up to almost 3,000 sqm*.  

Cushman & Wakefield’s Aston Dalfonso and Dean La Delfa have been appointed to lease the estate in conjunction with Raine & Horne Commercial’s Klaude Ruhs and Samuel Mazzaferro.  

The development has been designed to cater to a broad mix of warehouse, logistics, trade and industrial occupiers, with internal clearances of up to 9.6 metres, corporate-style office accommodation and dedicated parking for each unit. 

The estate also features wide on-grade roller doors, strong truck access and manoeuvrability, while a 150-space basement car park helps separate employee and visitor parking from operational areas.   

Cushman & Wakefield’s Senior Executive Aston Dalfonso said the range of unit sizes was expected to appeal to businesses looking to upgrade from older industrial stock while remaining in Sydney’s south-west. 
“We expect demand to come from a broad cross-section of occupiers, including logistics and distribution businesses, trade users and growing local companies that need better-quality accommodation without committing to a large-scale distribution centre. 

“There is a strong flight to quality occurring across the industrial occupier market. Businesses are increasingly considering building height, truck access, parking and operational efficiency alongside rental costs, because a better-designed facility can allow them to operate more efficiently from the same or even a smaller footprint. 

“Prestons also gives occupiers excellent connectivity across western and south-west Sydney, so for businesses servicing a broad customer base, location remains a major driver.” 

The property is positioned close to the M5 and M7 motorways, with the M7 on and off ramps approximately 2.6 kilometres away. It is also about 5.9 kilometres from the Moorebank Intermodal Terminal, 21 kilometres from Western Sydney Airport and four kilometres from Liverpool CBD.  

Raine & Horne Commercial Director Klaude Ruhs said the estate’s flexibility was a key point of difference in the local market. 
“195 Wonga Road has been designed to give businesses options. The individual warehouses cover a wide range of sizes, but selected units can also be combined where an occupier needs considerably more space. 

“The 9.6-metre internal clearances, generous vehicle access and dedicated parking give the estate the functionality businesses now expect from new industrial accommodation, while the location puts occupiers within minutes of some of Sydney’s most important motorway infrastructure. 

“It is particularly well suited to businesses that have outgrown smaller or older facilities and want to improve their presentation and operational capability without leaving the Prestons and Liverpool industrial market.” 

One of the smaller units has also been designed with gas and grease-trap infrastructure to accommodate potential restaurant or café users, adding further flexibility to the tenancy mix.  

The property is zoned E4 General Industrial under the Liverpool Local Environmental Plan, allowing for a broad range of industrial, warehouse, logistics and related uses.
